North Andrews Gardens is the next hot neighborhood in Fort Lauderdale!

Every once in awhile, I'll publish a real estate market review of a particular neighborhood in our fair city that deserves some attention. Today it's the hot market of North Andrews Gardens. This area is roughly bounded by Prospect Rd, Cypress Creed Rd, Dixie Hwy, and I-95. Most of the homes hear were built between 1953 and 1967 and are on the small side, most between 900 and 1500 SF. It's nicely located about a 15 min drive to downtown Ft. Lauderdale, just up the road from Wilton Manors and a 5 min drive from the tech hub (think Citrix) along Cypress Creek Rd. This is a great place to live with many great amenities close by.

There are currently 32 active listings, priced at $108,000 up to $309,000 - 47 pending sales and an average of 16 sales per month. That's only a 2 month supply of active homes so definitely a seller's market. Prices have been steadily increasing at a average rate of 19% per year the past 4 years which is far above the county average. Average sale price in April was $174,600 - still far off from the 2006 high of $264,000.

This area has been a hotbed of renovation and house flipping activity for some time now and I continually see nicely renovated small homes bought low, renovated, and sold high within a month or so on the market. Most aim for the 3/2 variety but 2/2's and even the lowly 2/1's are being bought up rapidly.
